
SAND BROOK LODGE RENTAL POLICIES AND INFORMATION
LEASE RULES: MAXIMUM OF 9 GUESTS, INCLUDING CHILDREN. NO SMOKING ANYWHERE INSIDE OR OUTSIDE THE UNIT. PLEASE SHARE WITH ALL GUESTS.
​​GETTING HERE: The House address is 22 Hemlock Way, Unit 16 Lake Placid, NY, 12946. The address is on the front of the house as well as a sign that says #16 Sand Brook Lodge. GPS sometimes just takes you to the top of Hemlock Way, just continue down Hemlock Way to the very end of the driveway - our unit is the last one on the right.
CHECK IN: You are scheduled to check-in at 4 PM. There are no keys to the house, your pass code will be be emailed to you. Just enter your custom code that engages the handle to work and push open the door.

WIFI AND PASSCODE: this will be provided in your check-in email.

SUPPLIES: All linens are provided. Starter supplies of coffee pods, toilet paper, paper towels, dishwasher and laundry pods are provided upon arrival; you will need to visit one of our local grocery stores to replenish. GROCERY PROVISIONING as well as BABY SUPPLY PROVISIONING is available for an additional fee - see rental form.
PARKING: You have room for up to 3 vehicles to park at the house. Two vehicles of any size can be parked directly to the left hand side of the unit as you face it. One compact vehicle can be parked in the garage. Regardless of size, only 2 vehicles can be parked outside the unit. The association is very strict about this, and violators will be towed at their expense. If you need to park more than 2 vehicles outside the unit, you must park the 3rd vehicle in the overflow parking lot - see framed Parking Plan in the dining room for details.
NOISE: Our home is located in a quiet residential community, and many people are year round residents. Noise travels easily up here, so even a few people gathered outside talking can be disturbing to our neighbors after 10 p.m. So please be sensitive to our neighbors' rights to quiet evenings, especially when using the outside decks.
GARBAGE AND RECYCLABLES: EVERYTHING HAS TO BE IN A PLASTIC GARBAGE BAG OR IT WILL NOT BE PICKED UP. Garbage should be placed in the red trash cans in the garage; RECYCLING in the recycle can there, you can co-mingle plastic bottles, glass jars, aluminum cans and tin cans , cardboard and newspaper, but again it all has to be bundled up in plastic bags. There are plenty of garbage bags under the sinks and in the entry closets. Garbage pick up is Monday and Friday. They remove it from the receptacles so no need to move the cans.
FIREPLACE: Our fireplace is propane fueled. PLEASE MAKE SURE THE FLUE AND DOORS ARE OPEN BEFORE USE. Please close doors and flue once done.

COOLING: Our unit is equpped with a mini-split ductless AC unit that provides comfort for the occasional warm day. Remote control for the unit can be found mounted on the wall next to the sliding doors. We also provide tall fans for each bedroom that you are free to use.
PROPANE GRILL: Our outdoor grill is connected to our main propane tank, so you'll never run out of fuel. If you are unfamiliar with the use of a propane grill, please contact us.
LAUNDRY: Please flip the water lever down when doing a load of wash (you'll see the sign in the laundry area) and flip up after the wash cycle is done.
SPORTS EQUIPMENT: Guests are welcome to use the bikes, tennis racquets, and blow up SUP that can be found in our garage. Please return them after use.
CHECKOUT: departure time is no later than 10 A.M. Your keycode access will be shut off at 10 am, so please plan your departure.

The house should be left as you found it and "BROOM CLEAN". Please return all furniture and equipment to original positions/locations. Our cleaning service should only be left with light cleanings of the floors, counters and bathrooms. They will take care of the laundry and make the beds.

Leave all used beds visibly unmade or partially stripped, put used towels in the laundry room or in the bath tubs.

Clean out all cabinets of food and plastic/paper shopping bags. Remove everything from the refrigerators. Everything you brought to the house should be discarded or taken home with you.

Bring garbage cans to the inside front door of the garage; maintenance staff has the garage code, and picks it up for us.

All dishes and cookware should be cleaned and put in their proper place or in the dishwasher being cleaned.

All windows have to be closed, sliding glass doors locked, set all room baseboard heat thermostats to 55. Turn off AC, if used.
